Some services are provided by The Company and others are provided by 3rd party providers designated by The Company at its sole discretion. Although you will never be charged for the services provided in connection with any of these Grants, they are non-negotiable, (meaning they have no monetary value). Each Grant offered here has different terms and contingencies. If you are approved for a Grant you may elect to decline to accept it.

PRO BONO SERVICES

Costs of services are funded by The Company to cover the costs of various services provided to eligible and approved homeowners. Some services are provided by The Company and others are provided by 3rd party providers designated by The Company at its sole discretion. Although you will never be charged for the Pro Bono services provided they are non-negotiable, (meaning they have no monetary value). Each Services offered here has different terms and contingencies. If you are approved for a Pro Bono Service you may elect to decline to accept it.

LONG ISLAND CARES

For every vacant property purchased through the VIP program, The Company will donate $1800.00 in funding to Long Island Cares which will supply 2,000 meals for Long Islanders in need.

FINANCIAL INCENTIVE PAYMENT

A Financial Incentive Payment (FIP) is a payment offered by The Company to Homeowners who qualify for the Vacant Important Property initiative. Results vary. Not all homeowners will qualify for a (FIP). The FIP is in addition to the Purchase Price offered. For properties that require a short sale an FIP must be disclosed to and approved by any lienholders on the property. The amount of the FIP varies. In general, the FIP is 10% of the real estate taxes on the property but not greater than 5,000 and paid at time of closing.

LANDLORD RELIEF INITIATIVE

The Company is interested purchasing qualified properties in designated areas. The purpose of the initiative is to purchase non-owner-occupied properties. Results vary based on the property and its occupancy status. The Company at its sole discretion may elect to purchase a property or decline to purchase a property based on its own guideline requirements. Nothing in this offer should be considered a guarantee. Monetary options, pro-bono services and other offerings are made available at the sole discretion of the Company and are subject to change without notice and may require other 3rd party approvals. Each homeowners situation is different. Results vary.

MONETARY OPTION

For all properties that require a short sale a Monetary Option will be disclosed to and must be approved by any lienholders on the property.
